California · Homes with a story

I sell your home like I've lived in it.

As a luxury homes specialist with eXp Realty of California, I make it my work to know the region's finest homes intimately: walking their grounds, meeting the families who own them, and trading insight with fellow specialists, all in pursuit of a singular craft. The love for real estate.

For sellers

Selling a home means speaking for it.

I study the architecture and learn the property from top to bottom. I understand why each finish, feature, and detail was chosen. I uncover the stories and emotions that give the home its character.

Listening

I learn your home like an owner

Before anything is photographed or priced, we walk the home together and you tell me its story: what you love, what you've fixed, what you'll miss.

  • A walkthrough led by you, not a checklist
  • The upgrades, history and care behind each room
  • Your motivation, your timing and what matters most to you
Storytelling

Marketing that tells the story

Photography, video and words built around the life your home makes possible, not just a list of its features.

  • Professional photo, video and aerial media
  • Listing copy written from your story, not a template
  • A property website and social content built around the home
Representation

I speak for your home in every room

At showings and at the negotiating table, I can answer the questions buyers actually ask, because I've already heard the answers from you.

  • Buyer questions answered firsthand, not with "I'll check"
  • Showings for qualified buyers, scheduled around your family
  • Negotiation that protects what matters to you, not only the price

Reach

How your home reaches qualified buyers.

Buyers at this level rarely find a home through a search alert alone. They hear about it from someone they trust. Every one of these channels hears your home's story, not just its specs.

  1. MetroList & national portalsFull MLS exposure plus syndication to the major home-search sites.
  2. eXp Realty's agent networkDirect outreach to agents across the brokerage's national and international network.
  3. Luxury buyer agentsOne-to-one calls and private previews for agents who represent buyers at your price point.
  4. Private-client advisorsWealth managers, private bankers, CPAs and attorneys whose clients are buying, relocating or investing.
  5. Builders & investorsDevelopers and investors for estates, acreage and properties with development potential.
  6. CommunityRelationships built through Sacramento's business and cultural community, including Sacramento Hmong New Year.

When a home calls for added expertise, I bring in proven specialists and tell you exactly who's involved.

The sale

From first conversation to closing day.

A listing runs in four stages. You'll know what's happening at each one, and what comes next.

  1. Your home's story

We walk the property together. You tell me what it's been like to live there, what you've put into it and why you're moving.

  2. Positioning study

Pricing, competition and the buyer most likely to love your home, delivered in writing.

  3. Presentation & launch

Media, listing copy and outreach go out together, built around the story you told me.

  4. Showings to close

I answer buyers the way an owner would, then negotiate on net terms through inspections, appraisal and escrow.

Market notes

What I'm learning on tour.

I tour distinctive homes all over California to gain exclusive insights into the luxury market. New notes go up on Instagram first.

What a buyer gets at $3M that they don't at $1.5M.

Lot, privacy, build quality and finish level, and which of those buyers will actually pay for.

Days on market

Why a well-built home sits unsold.

Pricing, presentation and access problems that keep strong properties on the market for months.

About Brandon

Two languages. One standard of care.

Nyob zoo. Kuv hais lus Hmoob thiab lus Askiv.Hello. I speak Hmong and English.

For six years I've helped Sacramento-area families buy and sell homes. The lesson I keep learning: the most important things about a home are the ones its owners can tell you.

Every home I represent, I learn like I've owned it. I sit with sellers, listen to how their home has shaped their lives, and carry that into every showing, conversation and negotiation. Behind that is a modern marketing approach and a team on every transaction.

Community is a big part of my life. I serve on the board of directors of one of the Hmong community's largest nonprofits, and I'm involved with Sacramento Hmong New Year, where families from across the region come together each year to celebrate our culture. I'm also active in Hmong performing arts, helping keep our traditions on stage for the next generation.

I work in English or Hmong. With eXp Realty of California and the Valdez Realty Group, you get one person who answers the phone from first call to closing day.
